The Case Study

A new roof after the purchase, with decking in the scope

The homeowner had just bought the house and wanted the roof replaced. At their request, Kodiak inspected it before installation day. The quote covered new plywood decking as well as the shingles, so the work below the roof surface was part of the plan.

The roof and the wood beneath it

The roof measured 1,324 square feet across five planes. The quote called for 40 sheets of ½-inch CDX plywood beneath the new shingles.

Decking before shingles

The crew removed the old roofing and laid new plywood across the exposed framing. Underlayment went on before the shingles. At that stage, the wood beneath the finished roof was still visible.

The finished Charcoal roof

Kodiak installed GAF HDZ shingles in Charcoal. The finished views show the long roof slopes, ridge and chimney flashing. The job took one day and was completed on October 3, 2026.

Buying a home? Check the decking scope too

A roof quote can cover a full deck replacement, only damaged sheets, or something in between. In Chalfont, the homeowner asked for an inspection before work began and the quote included new decking. Ask what your own quote covers below the shingles and how any extra repairs discovered at tear-off would be handled.

Homeowner’s Google review
“Like any other person I got a few different estimates before proceeding, some were higher and some were lower, Idan was the only one who explained and showed me damages that others did not disclose.”
