The Case Study

Eight sheets needed replacement. The price was already set.

The homeowner hired Kodiak to replace the roof and gutters on this Norristown home. The roof measurements helped establish the quote and material quantities. The plywood underneath the old shingles was a separate question: the crew would see its condition during tear-off.

What the crew found beneath the old roof

Removing the old roofing exposed eight plywood sheets that needed replacement. The crew photographed the finding, including the exposed decking and open sections shown in the project gallery. Those sheets needed to be replaced before the new roof went on.

Photographs, a known price, and an approval request

Kodiak shared the photographs with the homeowner and sought approval to replace the eight sheets. The price for that condition had been determined before work began. The homeowner could see what the crew had uncovered and review the additional work against a price already set.

Eight sheets replaced, then the roof and gutters

Kodiak replaced all eight plywood sheets and installed GAF HDZ shingles in Charcoal. The roof work took one day; the gutters followed on the second. The project was completed on September 24, 2026, with GAF System Plus™ listed for the roof.

The useful question to ask before your roof comes off

How will decking repairs be priced, documented, and approved if tear-off reveals a problem? In Norristown, the crew’s photographs and a predetermined replacement price gave the homeowner a clear basis for reviewing the additional work. Ask for that process when you review your own roof quote.
